Annotation:

The presented scientific study discusses the features of the process of integrated sustainable development of the built-up territories. It was noted that the capital intensity and complexity of the projects for the integrated development of territories limit the possibility of their implementation for small construction companies that do not have significant financial capabilities. The purpose of this work is to propose mechanisms and tools to improve the management and implementation of integrated development projects of the large built-up land plots. In the framework of the study, the problems of the land plots with inefficiently used housing stock are considered, which are solved through the programs of development of the built-up territories (RZT) and integrated development of territories (KRT) using the example of the city of Krasnoyarsk. Testing was carried out on the example of a site allocated for the integrated development of the built-up area and the results of modeling and evaluating options of financing the implementation of the KRT project in the city of Krasnoyarsk are given. The calculations show that the financing scheme at the expense of the own funds does not provide a return on investment projects for any options. This is primarily due to the duration of projects over time (8 years) and the need to resettle a large number of housing. The theoretical and methodological basis of scientific research is the scientific work of Russian and foreign scientists, regulatory acts of the Russian Federation, publications, statistical and analytical data, information materials and personal observations. It is noted that the problem of formation and the need to improve the project management system of integrated development of the territory in scientific research has not yet received much attention.
