ANALYSIS OF INDICATORS OF THE PRIMARY RESIDENTIAL REAL ESTATE MARKET IN THE LARGEST CITIES OF THE SIBERIAN AND FAR EASTERN FEDERAL DISTRICTS

Annotation:

The article considers residential real estate market indexes in the biggest cities of the Siberian and the Far Eastern Federal Districts of the Russian Federation. The impact of macroeconomic factors on the development of the real estate market requires in-depth analysis and assessment of the processes taking place in regions with high socio-economic importance, such as Siberia and the Far East. Each region has territo rial and demographic features of development, characterized by certain natural and climatic conditions that affect construction technologies and materials used. To identify the existing patterns, a comprehensive comparative analysis of the development indicators of the primary residential real estate market in the largest cities of the Siberian and Far Eastern Federal Districts for 2024 was performed, as well as an assessment of the impact of the abolition of preferential mortgages on the level of sales of primary residential real estate. The analysis of the main housing parameters is given: area, sales volumes, and price levels. The object of the study is the primary residential real estate market of large cities (Barnaul, Novosibirsk, Omsk, Tomsk, Kemerovo, Krasnoyarsk, Irkutsk, Vladivostok and Khabarovsk). The subject of the study is the situation on the housing construction market. The methodological basis of the research are the methods of statistical and comparative analysis, systematization of official statistical data of the Federal State Statistics Service, analytical reports of the Ministry of Construction, relevant agencies, etc. The analysis revealed general trends in the development of regional primary residential real estate markets, as well as specific differences between cities due to their socio-economic development (income levels, infrastructure and urban planning policy, investment attractiveness, etc.), measures of state support for mortgage lending and the construction industry. The results obtained allow us to draw conclusions about the uneven development of the market in the largest cities of the two federal districts, identify the leading cities in terms of construction volumes and price dynamics, as well as the risks and limitations of housing construction growth. The results of the study can be used to shape regional housing policy, attract investment in the construction industry, develop urban planning plans and improve urban infrastructure.
