ANALYSIS OF THE TRADE REAL ESTATE AVAILABILITY AT THE CONSUMER MARKET IN THE CONTEXT OF OBJECTIVES OF THE STRATEGY OF SCIENTIFIC AND TECHNOLOGICAL DEVELOPMENT OF THE RUSSIAN FEDERATION

Annotation:

A feature of the current stage of development of the trade in Russia is the presence of a wide variety of trade formats, which necessitated new approaches to the organization and technology of trade processes. The creation of new technologies, products and services, is the most significant reaction to global challenges from the point of view of scientific and technological development of the Russian Federation. The study shows that there is a steady trend in the integration of trade infrastructure. The development and implementation of modern technologies, the implementation of the experience gained in the field of trade, have become the “pivotal” factors of changes in the management of trade and technological processes and operations. This led to the choice of the subject of study. In this regard, the author is interested in the aspect that is associated with the formation and development of modern trade formats in the consumer market, in particular, attention is paid to the promising format of the shopping center, which brings together tenants of premises — small and medium‑sized businesses. The article examines the current issues of providing the population of Moscow and other cities with high‑quality retail space that satisfy the growing consumer demand for services. The author analyzes the dynamics of the regional development of retail real estate in promising cities for the development of trade. The most rapidly developing retail real estate markets are presented. Based on an analysis of current and potential demand and the level of offers, a forecast is made on investment in new construction of retail facilities. The largest shopping centers that were introduced in 2019 are highlighted. A comparative assessment of the evolution of development in the time frames of shopping centers in Russia and the United States was carried out, based on which it was concluded that the Russian market has potential, its rapid growth, and, accordingly, the prospects and attractiveness of Russian retail real estate for new construction of modern trade formats.
