Annotation:

The development is one of the priority directions of the country’s economic growth. According to the Presidential Decree, it is planned to increase the volume of construction of residential projects up to 120 million square meters per year by 2024. Obviously, low profitability and high level of risk create an unfavorable market environment, in which it is extremely difficult to achieve the set goals. The key and most priority task for companies implementing development projects in the housing segment is to automate the analysis and comparison of various design solutions, reduce the cost of construction and create a single database of current prices for work, materials, machines and mechanisms that would be applied automatically to each item of the project costs, taking into account any changes made by architects, designers, structures engineers, marketers, process engineers, etc., as well as changes related to rising prices, inflation, etc. The purpose of this study is to substantiate the effectiveness of using innovative technologies (PropTech) to solve the tasks set. The article analyzes and evaluates the potential effectiveness of using innovative technologies, in particular, linking technologies of information parametric three-dimensional modeling with the development of estimates for the construction of residential buildings. It is revealed that a modern, technological approach to implementation of the residential real estate objects will provide an opportunity to predict, detect and prevent the occurrence of a significant number of errors and collisions at the idea stage. As you know, the construction stage is the most resource-intensive and non-transparent in terms of controlling the intended use of funds. Innovative technologies will reduce the risks of increasing construction costs and control the project budget in detail over the entire lifecycle.
